A Maryland quitclaim deed is a legal document used to transfer real property from the current owner to the purchaser or individual inheriting it. In contrast to a warranty deed, a quitclaim deed provides no guarantees on the title of the property. This document only transfers the ownership interest that the seller has to the buyer.
Although this document is often used for property transfers between family members, a title search of the land records should be done before the transaction is complete to avoid any unforeseen issues after the sale is complete.
